If you have lived in Del Ray for more than a summer or two, you have a mental map of how July unfolds: First Thursday, the farmers' market, a set of restaurants you rotate through, maybe a show at The Birchmere. That map is now out of date. Between February and June of this year, three of the neighborhood's load-bearing habits shifted, and none of them made a citywide headline. If you are still planning weekends the way you did in 2024, you are working from an old blueprint.
Pat Miller Square Has a New Landlord
First Thursday came back on May 7, but not the way you remember it. The Del Ray Citizens Association has taken over organizing duties from the Del Ray Business Association, which founded and produced First Thursday for nearly three decades. The tradeoff for that handoff is a shorter season. This year's First Thursdays will serve as a pilot program for the DRCA to learn what works before committing to a long-term format, and the schedule does not include April, August or September dates as the DRCA assesses volunteer capacity.
The practical version for residents: three nights this year, not six. First Thursdays will take place on the first Thursday of May, June and July, from 5-8 p.m. That means the July 2 gathering at Pat Miller Square is the last one on the 2026 calendar. There is no August or September fallback.
DRCA president Gayle Reuter's team framed the cutback plainly. "This past weekend alone, Del Ray volunteers ran The [MV] Big Flea, the Duncan Library Book Sale, and GardenFest — all within two blocks of each other," Hutchison said. "We want to keep First Thursdays thriving without burning out the people who make Del Ray run."
One quiet upside for anyone who treats First Thursday as an excuse to walk the Avenue: in 2026, Del Ray Artisans has special extended gallery hours on the First Thursday of the month, with exhibits open from 12 to 9 p.m. The gallery at 2704 Mount Vernon Avenue effectively becomes a nine-hour open house on those dates, which is a longer window than the square itself.
The 1500 Block, Rewritten
Walk south from Pat Miller Square and the second shift is visible before you cross Oxford. The space at 1504B Mount Vernon Avenue was formerly occupied by Benny DiForza's Pizza, which opened in February 2024 and closed last October. For eight months it sat dark. Then, in June, it reopened as something entirely different.
Alexandria leaders were on hand to cut the ribbon at Del Ray's newest restaurant, Little Birdie. After months of interior renovations, Matt Sloan and Eric Brannon opened the doors to their newest venture at 1504B Mount Vernon Avenue. If those names sound familiar, they should. Brannon and Sloan also own Matt & Tony's All Day Kitchen + Bar at 1501 Mount Vernon Avenue, which they opened in 2022 in the former home of Charlie's On The Avenue. The two restaurants now face each other across the Avenue, run by the same team.
The concept is chicken-forward and hyper-local on sourcing. In Brannon's words at the opening:
"We have fresh seafood, oysters from the Chesapeake, we're getting Shlagel Farms produce, we're getting bread baked in Virginia."
For residents, the more useful detail is the schedule. Little Birdie is open Tuesday to Friday from 11 a.m. to 9 p.m., and on Saturday and Sunday from 10 a.m. to 10 p.m. It is closed Monday. That closes a longstanding weekend-brunch overflow problem on this block: when Matt & Tony's has an hour wait on a Saturday morning, you now have a sister kitchen thirty feet away.
Track record helps. Matt & Tony's is currently a finalist for a 2026 RAMMY Award for Best Brunch, one of the Washington region's highest restaurant honors.
And Farther North, a Rebrand You Might Have Missed
If you have not been paying attention to 2218 Mount Vernon Avenue this spring, the sign is different. Del Ray Pizzeria is now Del Ray Public House, "a neighborhood restaurant with a roadhouse soul and a deep love for Alexandria." The menu pivoted with it. The Roswell burger comes with cheddar and Hatch green chile sauce, chicken adovada is slow-cooked in New Mexico red chile, and there is a 32-ounce Four Corners Feast for Two on the "steaks your way" menu.
The building itself is the anchor. The restaurant traces its story to a 1908 building on the Avenue. The room still runs Monday trivia and Friday karaoke, so if you had it slotted in as a weeknight standby, the routine survives even if the pepperoni does not.
Saturday Is Still the Anchor
For all the change on the restaurant side, the Saturday cadence has held. Here is the compressed weekly rhythm as it stands right now:

The market is the constant. The Del Ray Farmers' Market takes place every Saturday morning from 8 a.m. to 12 p.m. at Pat Miller Neighborhood Square, and during peak season, there are more than 20 farmers and vendors offering fruits and vegetables, meat, poultry, fish, eggs, cheeses, breads, fresh pasta, baked goods and cut flowers.
The flea has earned an outside honor worth knowing. The Del Ray Vintage & Flea Market, named the best flea market in the state by Domino magazine, takes place the second Saturday of every month from 9 a.m. to 2 p.m. If you have been treating it as a warm-weather thing, note that it runs on a monthly cadence regardless of season.
After Dark on the Avenue
The evening options have quietly diversified in a way that rewards residents who know where to look.
The Birchmere at 3701 Mount Vernon Avenue is running its usual heavy summer touring calendar, including the Happy Together Tour 2026 featuring The Association, The Troggs, Gary Puckett and other classic pop acts, along with jazz nights and Motown revues stretching through the season.
Two blocks of the lower Avenue are now dense with lower-key options. The What Have You's summer Songwriter Sessions series runs twice a month at Hi/Fi Tex-Mex BBQ's beer garden at 2000 Mount Vernon Avenue, with free live sets from local songwriters. Upstairs at the same address, No. 9 Lounge at Evening Star Café hosts a bi-monthly open mic night at 8:30 p.m., with no theme. The Garden at 1503 Mount Vernon runs a weekly trivia night and books outdoor patio music through the warmer months.
For beer garden weather without a cover, Le Jardin Beer Garden outside Del Ray's Gustave Boulangerie has been open since spring 2024 with plentiful outdoor seating. It is one of the few full-outdoor drinking spaces on the Avenue that is not attached to a full-service restaurant.
What All of This Actually Means for a Resident
Three data points, one pattern. First Thursday has fewer dates and a new organizer. The 1500 block is now anchored by a two-restaurant partnership from the same operators. The 2200 block's pizza shop is a Southwestern roadhouse. Individually, each looks like a small update. Taken together, the neighborhood's small-business layer has been reshuffled around Mount Vernon Avenue in the space of a single spring, and the people organizing the calendar have changed too.
That matters if you have out-of-town guests coming in August, because the First Thursday you were going to bring them to does not exist this year. It matters if you had "grab dinner at Del Ray Pizzeria" in your rotation, because the menu is different now. And it matters if you have been sending Saturday brunch traffic to Matt & Tony's, because there is a sister room across the street with the same kitchen philosophy and shorter waits during opening months.
None of this shows up on a portal search. It shows up on the walk.
