Seven storefronts along 14th Street and P Street have new tenants lined up or already in place. Two of them are side by side at 1833 and 1835 14th Street: a sports bar with late-night DJs and a billiards hall. The other five are a Pilates studio, a bank branch, a bakery café, a bowl counter and a sandwich shop. The evening crowd is gathering on one block just below S Street, and the rest of the strip is shifting toward a weekday schedule.
Here is each address in order going north, what used to be there, and where things stand.

The Block Just Below S Street
Bar Pilar opened at 1833 14th Street in March 2005, changed owners in 2019, and closed after its Saturday service on January 17, 2026, PoPville reported. The space didn't stay empty for long by 14th Street standards. In October, PoPville reported that The Last Straw was taking over. It comes from the team behind Exiles on U Street and Easy Tiger in Adams Morgan.
According to PoPville, the long downstairs bar is staying, and the decor is shifting toward sports. Plans call for eight TVs plus a large projector screen. It will be a Chelsea bar for Premier League matches, shown with sound, and an Eagles bar for the NFL, with DJs upstairs late on weekend nights. The kitchen Bar Pilar left behind will serve burgers, wings, salmon, steak frites and, as befits an Eagles bar, a cheesesteak. Guinness will be on draft along with five other taps, a lineup PoPville compared to Exiles. The paperwork moved ahead at the start of the month. The October 7 agenda of DC's Alcoholic Beverage and Cannabis Board included a request to take The Last Straw's license out of safekeeping "for reopening."
Next door at 1835 is the old Source Theatre space, which is being rebuilt as Buffalo Billiards. The project needed two lots combined, which held up permitting, and in October PoPville said the opening now looks like early 2027.
The two tenants on this list with long evening hours are in adjacent buildings. Every other space on the list went to a business built around the daytime.
Further Down 14th, the Day Starts Earlier
Miss Pixie's left 1626 14th Street on March 31, 2024, and at the time its owner said a smaller Northwest DC location was in the works. More than two years later the address is a Club Pilates studio, and it is taking class bookings. Its posted schedule starts at 6 a.m. on Tuesdays and Thursdays and 6:30 a.m. on Mondays, Wednesdays and Fridays, with evening blocks most weeknights until 9 p.m. Saturday classes run 7:30 a.m. to 1 p.m., and Sunday classes run 8 a.m. to 1:30 p.m. One reader message on PoPville in September called it "Pilates wars of 14th heating up!" The same post noted that JETSET Pilates is also coming to 14th and U.
A few blocks south, Da Hong Pao at 1409 14th Street, on the corner at P, set May 3, 2026 as its last day of business. The next tenant is a Bank of America branch. Construction and signs went up in September, PoPville reported. A dining room on one of the strip's busiest corners is becoming a place for banking errands.
At 1803 14th Street, near S, a neighborhood Starbucks is giving way to Jersey Mike's, Hoodline reported on October 10. PoPville's report earlier that month also placed it at 14th and S and did not give an opening date. It is a sandwich counter at the end of the S Street block closest to the bars.
P Street Gets a Bakery Where Restaurants Kept Turning Over
1460 P Street has had a lot of tenants. Before Kneads, PoPville's listing of the address runs through Planta Cocina, Phillips Seafood and Steak, Tortilla Coast and, before any of them, a McCormick Paint store. Planta Cocina appeared abruptly closed in early September 2025.
The next tenant is Kneads Bakeshop & Café. The announcement PoPville published in September describes a 6,221-square-foot café with a patio serving baked goods, breakfast and lunch, coffee and tea, plus cocktails. The Kneads locations page lists the Logan Circle shop at 1460 P Street as "Coming Soon." The menu puts this space on a daytime footing, with an evening drink on the side.
The Slipstream Space Becomes a Lunch Counter
Slipstream moved one block in 2024, from 14th Street to 1333 P Street in the Studio Theatre building, so the café is still in the neighborhood at a different address. Its former space at 1333 14th Street is under heavy construction for Springbone Kitchen. A worker on site told PoPville the opening target is late January or February, and that an Arlington location is planned after this one.
This will be Springbone's third location in DC. The first opened in Georgetown in December 2025, and a second opened on M Street in April 2026 in the former Roti space. The menu is built around bowls and bone broth simmered daily, according to the company's own description, which PoPville quoted. That makes it another lunch stop on the lower stretch of 14th.
Off 14th, the Same Pattern Holds
The opening on 11th Street fits the same daytime pattern. Pho Việt opened its new Logan and Shaw location at 1521 11th Street in September, PoPville reported. Back on 14th, Arts1515 has been advertised for 1515 14th Street as a coworking space for creative professionals, promoted as "COMING THIS FALL" in an announcement PoPville ran in September. A space for people to work during the day is about as clear an example of this shift as the strip offers.
When Each One Lands
Here are the dates in order, from what is operating now to what is still months away.
- Now: Club Pilates at 1626 14th Street is taking class bookings, and Pho Việt at 1521 11th Street has been open since September.
- This fall: The Last Straw at 1833 14th Street, whose request to take its license out of safekeeping for reopening was on the October 7 board agenda, and Arts1515 at 1515 14th Street, promoted for fall.
- Not yet dated: The Bank of America branch at 1409 14th, Kneads at 1460 P and Jersey Mike's at 1803 14th.
- Late January or February: Springbone Kitchen at 1333 14th Street.
- Early 2027: Buffalo Billiards at 1835 14th Street.
By spring, the block just below S Street will have the sports bar and the billiards hall side by side, with a sandwich shop at the S Street end. Most of the openings further south will have a Pilates studio running from 6 a.m., a bank branch at 14th and P, a bakery café on P Street and a bowl counter in Slipstream's old space.
If you own a home or condo within a few blocks of 14th Street, these tenant changes are now part of how buyers will judge your block. A building near the S Street nightlife block and one near the new morning stops at 14th and P will appeal to different buyers.
